About Cardinal · Est. 2025
Housing is personal.
So is how we build it.
Cardinal exists to make housing more approachable, more attainable, and more reflective of the people and communities it serves.
Who we are
We are your expert connector.
Cardinal serves as a project management partner, carefully aligning clients with the experienced builders, architects, designers, and industry professionals best suited for each project's goals, location, budget, and timeline.
We work with homeowners, landlords, investors, nonprofits, and businesses to create accessory dwelling units, multigenerational housing, additions, renovations, and custom-designed spaces. Whether we adapt a plan, modify a concept, or start from scratch, we believe if you can dream it, it can be built.
20+
Years of Triangle real estate & housing-policy experience.
2025
Founded in Raleigh.
The founder
Twenty years in the Triangle's housing market through every pivot.
Jamie didn't get here by accident. She entered real estate in one of the hardest markets in modern history and stayed through the crash, the slow recovery, the inventory squeeze, the pandemic, and the affordability crisis advising cautious buyers, nervous sellers, and post-crash owners the whole way.
Six years of serving the city of Raleigh on their Urban Design Review Board placed her inside rooms where the build environment was being debated. She saw the shortage forming before it was cocktail-party conversation and built Cardinal to help her community meet it.
"I didn't pivot into ADUs because they were trendy. I pivoted because the market was screaming for more housing options — and I knew how to listen before most people knew what they were hearing."
Jamie Ferguson · Founder | Owner
Market survival timeline
Two decades of reading the market before it spoke.
Mortgage meltdown & recession
Jamie enters real estate in one of the hardest markets in modern history — and stays.
The slow recovery
Advising cautious buyers, nervous sellers, and distressed, post-crash owners through a fragile rebound.
Design review board era
Six years of City service inside rooms where Raleigh’s build environment was being debated.
Inventory tightens
Under three months of supply. We see the shortage forming before the public understands it.
Pandemic + ADU legalization
Raleigh legalizes ADUs across many districts. "Home" becomes flexibility, family, and income.
Missing middle begins
TC-5-20 opens neighborhoods to duplexes and townhomes. Density moves from fringe to policy.
The density debate explodes
Duplexes, triplexes, cottages. Jamie learns how emotional housing language really is.
The deficit goes public
Raleigh faces a ~17,000-unit shortfall. Cardinal had already moved into housing options first.
Affordability crisis deepens
Wake County reports a 65,000+ unit affordable-housing deficit. Cardinal's thesis sharpens.
ADUs go mainstream
Middle housing and ADUs become normal conversation across the Triangle.
Cardinal ADU is founded
Built to meet the moment construction + community education begins.
Re-imagining the market
The shortage remains. The work to create options is just getting started.
Statewide ADU legalization
S.B. 445 goes into law August 11, 2026, highlighting the necessity of increasing housing supply to manage North Carolina's rapid growth
Why Cardinal exists
Our work isn't niche. It's tied directly to a statewide housing supply gap of 764,000+ units and Cardinal exists to bring the community the housing options this market is already demanding.
